Construction Project Manager/ Jobsite Lead

This is a Full-time position in Seattle, WA posted May 21, 2021.

NEST is a family-owned design/build firm based in Seattles Rainier Valley.

Our small team is focused on an iterative design process that allows authentic, forward thinking, environmentally conscious residential construction.

The goal is high concept, high performance buildings, imbued with insightful design solutions.

We build between 5-8 projects a year.
We are looking for a talented and self-motivated construction project manager and jobsite lead.

An ideal candidate will enjoy and thrive wearing several hats as is necessary in any small firm: project management, site lead, maintaining quality control, owning and driving a schedule, budget and other constraints, participating in company wide system development projects, team meetings, client meetings, etc.
Skills and experience we are looking for:
5+ years experience in residential construction
2+ years experience in construction project management
Exceptional verbal and written communication skills
Ability to flourish in highly collaborative culture, wearing many hats, and being agile
A natural propensity towards and satisfaction in problem-solving, comfortable under pressure
Sense of humor and growth mindset to aid and assist in moving all projects forward gracefully
Requirements: Ideal candidates have a combination of some or all of the following:
Deep and overarching familiarity with residential construction and experience and/or a deep interest in the design/build approach to residential construction.

Through training, practice and research the functional skills, ability and knowledge to be the get-your-hands-dirty jobsite leader when necessary.
Experience in complex project tracking while being open to understanding and implementing on how that translates into our design/build paradigm.
Solid computer skills; the ability to create and manage spreadsheets and make them function well.

Comfortable working in Google Docs.

Working knowledge of Sketchup, CAD, ArchiCAD a plus.
Certifications/pursuit of/interest in LEED, PHIUS, Built Green, BPI certification, NABCEP, etc., are desirable and aligned with our focus.
The ability to assess and strategize on how each layer of construction results in a beautiful high-quality, lasting, professional and profitable build.
Responsibilities:
Drives and owns the construction schedule while collaborating closely on budgets estimates.

Daily site superintendent/site lead supervision and management manages and interacts with project partners and enables a positive job site environment safe, secure, healthy and happy space.

Acts as the onsite glue and is responsible for the day to day management of construction projects.
Work closely with principals and team throughout the life of the project to create, maintain and execute budget estimates, schedules and other project management tools from design spec, including identifying a mobilization approach based on early elevated project goals, and draw practical connections to project specifics in order to insure an excellent end product as well as an enjoyable and profitable build.
Step into the design pipeline at key milestones to provide accurate and reliable costing, scheduling, buildability and mobilization feedback.

Digest a projects goals and constraints and reflect key design phase specific elements that need attention and develop phase specific rough order of magnitude estimates that will inform subsequent design phases.
40 hours/week.

Our office is located in Columbia City, very close to public transportation and fantastic amenities.

Our shop is located in SODO and has easy access from a shared loading dock.
Our projects are very often located inside Seattle proper.
